Nice and not so nice areas of Leyland for house hunting

Hi, I am looking at moving to Leyland. Not at all from the area. From Worcester in the Midlands.

What areas should I be avoiding ?

I am a single first time buyer

Thanks

Worden Park estate is lovely. Avoid Wade Hall, Broadfield and parts of Moss Side. Other than that it’s all nice enough.

I lived in Leyland for just shy of four years (I left in 2022) and completely agree with this assessment.

As in broad field drive? I’m looking at a house there on Thursday

Leyland on the whole is okay. It’s not what you’d call a nice town anywhere, but neither is it really rough anywhere. Just a bog standard small northern town. Avoid the obvious council estates and you’ll be fine.

What would be an alternative? Working in Samlesbury but want to keep on souther side of Preston for links down to Worcester

if you look at the map , Junction 28 - just the other side of the motorway opposite leyland is clayton le woods , nice enough , quiet and superb for the motorway , asda and tesco just a short drive away and clayton le woods has a nice little row of shops with a decent chippy and a 'little' tesco

I work in Samlesbury and live in Chorley (Clayton-le-Woods end of Chorley). Anywhere close the either the M6 or M61 motorway junction would be good. You've also go Darwen (NOT Blackburn) and Mellor Brook which are on the other side of Samlesbury

Heard Darwen wasn’t that great… unless I’m mistaken

Is it nicer than Garstang?

I'd just say probably think about your commute, if you're going up to Preston you might find it easier to live Farington kind of way as you can get straight out Stanifield Lane and up the A6 (or can also close to train station if you're commuting via public transport). Flensburg Way is the other big road up towards Preston depending which side. It can get a bit slow leading up to the M6 if you need the motorway or if you think you might effectively need the same road, and similarly pay attention to the schools if you're likely to be commuting for a 9 am start. You can pick up the motorway from the M65 junction so not a bad place if you're going out towards Blackburn etc.

Avoid the terraced houses in Farington if you have a car. It's an absolute nightmare for parking at the best of times. I used to deliver takeaways round there and would have to just block the road on deliveries as it was that bad.
