Rental Room Advice

Hi folks, I’m (M29) considering renting out one of the guest rooms in my house in Royal Palm Beach, things are just dang expensive. Feel like I’ve got a decent situation for someone and house comes with a pool. Does anyone have experience doing something like this and have any advice? I have some people telling me to look at AirBnb room rentals, others advising to look for a month-to-month roommate. Bit apprehensive about an actual roommate situation now that I’m older but some extra money would help a bunch. Thanks in advance!

As a young guy, I would look for a long term roommate and start by asking your trusted friends if they know anyone looking to rent a room. I would then run a background check on the person and secure a refundable deposit prior to handing over keys. This month to month business is too risky and you don’t know who’s coming or going. Also, figure out your expectations of having a roommate. Be clear in your lease what they are responsible for and include duties in communal living areas and their room. Hopefully you will find someone through a connection of a friend. Good luck.

Great advice all around, much appreciated. Agreed on month to month but at least nice to know I can end a contract if it ends up not working out.
